The nationally known community developer, East West Partners,
has created another master planned development, Patriots Landing,
located in New Kent County, just outside of Richmond, Virginia. This follows up the
highly successful Brandermill, Woodlake, and Hampton Park developments also
in Richmond. East West is an award winning developer with 30 years
experience building master planned communities and resorts.
The Patriots Landing community will consist of up to 640 residential units,
with a mixture of attached and detached single-family residences, townhomes,
and condominiums in a variety of price ranges. Approximately 29.4 acres of
land is zoned commercial and will allow approximately 270,000 square feet of
development.
The focal point for the residential sections will be a Residents Club
featuring a family pool and clubhouse facility, parks, playgrounds, and a
trail system that connects the entire community.
The residential prices range from around $200,000
for attached product to over $800,000 for single-family lakefront homes.
Finished homesites will be sold to builders and East West Realty will market
the homes for sale in the community.
Regarding the commercial opportunities at Patriots Landing, this property
has long been considered to be one of the prime parcels available off I-64
in New Kent County. Recent traffic counts have shown approximately 70,000
vehicle trips per day on I-64, adjacent to the property and 14,000 along Route 60.
The commercial area will be called Patriots Landing Village and will be anchored
by a Bloom grocery store set to open Decemeber 2008.
Buyer interest in the property has been very strong and East West
anticipates the development of the commercial corridor to be brisk.
